We are now seeking a highly capable senior property manager to oversee a dynamic and diverse property portfolio. This is a strategic, hands-on role with end-to-end responsibility for lease negotiations, portfolio performance, tenant relationships, and collaboration across internal teams.

This role is ideal for a commercially savvy property professional who thrives in a fast-paced, high-accountability environment and understands that building strong relationships is just as critical as securing strong lease outcomes.

About the Role

As Senior Property Manager, you’ll be responsible for the active management of a multi-use commercial property portfolio, delivering high-quality outcomes for tenants and stakeholders while ensuring assets are aligned with long-term income and precinct objectives.

Your key responsibilities will include

Managing and negotiating new leases, renewals, rent reviews, surrenders, licenses, and assignments

Administering lease documentation, approvals, and compliance with relevant legislation and internal processes

Conducting robust financial analysis, including discounted flows, to support all commercial recommendations

Partnering closely with internal teams (Legal, Development, Facilities, Finance) to ensure seamless asset and lease delivery

Building and nurturing strong, trust-based relationships with tenants, agents, and external partners

Maintaining up-to-date portfolio records, including insurances, guarantees, disclosure statements, and critical dates

Supporting strategic initiatives, including asset repurposing, precinct planning, and feasibility input for new developments

Monitoring lease obligations, aged debtors, and statutory outgoings in collaboration with Finance and Facilities 

To be successful, you will bring:

A minimum of 10 years’ experience in commercial or retail property management and leasing

A sound understanding of lease legislation, including the Retail Leases Act and associated codes

Strong financial acumen with the ability to interpret data and construct detailed lease modelling

Proven capability in end-to-end negotiation, stakeholder management, and decision-making

Excellent interpersonal and communication skills, with the ability to build rapport quickly and professionally

High-level organisational skills with the ability to manage deadlines and competing priorities

A strategic and solutions-oriented mindset

Proficiency in Microsoft Office and experience with property management software is an advantage.
