Property Accountant – Residential, Bryanston, R25 000 CTC per month

Qualification: Minimum BComm Accounting or Qualified by Experience (10yrs), Minimum 3 Years experiences in the property Industry. Pastel Accounting and MDA

The main objectives of the Accountant will be:-

1. Effective utilization of the software systems

2. Understanding of the financial requirements of Residential Buildings, BC’s and HOA’s

3. Understanding of the Income Tax Act applicable to the Residential Buildings, BC’s and HOA’s

4. Understanding the Value Added Tax Act as applicable to Residential Buildings, BC’s and HOA’s

5. Efficient financial management and reporting including accurate budgets, books of account, financial statement preparation and statutory compliance applied in a time efficient and accurate manner

Responsibilities and Job Description: Manage all accounting support functions to achieve the role objective and outcomes required. Analysis of General Ledger accounts to ensure accuracy, completeness and validity of information. MDA to be used as a cross reference. Capturing of journal entries to correct misallocations and to update external and investment account balances. Noting any variances or concerns on the Chairman Pack report and escalating same to designated Portfolio Manager. Assistance if needed to updating of municipal reconciliations. Monthly escalation of insurance claim, petty cash and legal fee enquiries to the Portfolio Manager

Monthly distribution of Chairman pack, Budget preparation and loading, Prepare the annual budget, Taxation, Prepare and submit the annual income tax return with reference to the MDA VAT report and exception reports, All SARS related recons & returns (PAYE & VAT), Prepare and submit the monthly and bi-monthly VAT return with reference to MDA VAT report and exception reports, Resolving any queries/disputes with SARS, Tax returns to be submitted as and when annual financial statement are approved, Accounting, Complete Accounting Processing functions, including Cashbook and Creditors, Salaries – processing as well as reconciliations, Assets – Registers as well as reconciliations, Annual Audit File Preparation, General ledger to be thoroughly scrutinised for accuracy, completeness and validity of financial information. All outstanding debtors/creditors to be raised and Balance Sheet items to be confirmed and agreed to third party information before the audit report is prepared.

Draft AFS to be scrutinised and all audit journals related to the Balance Sheet to be investigated, understood and questioned if necessary, AFS to be distributed to the Portfolio Manager once all queries are resolved, Adjusting journals to be passed and agreed on MDA once the AFS is approved, Financial Management of portfolio of complexes and sign off on complex control schedule as completion of same, Ensuring compliance of statutory financial requirements for all complexes, Accountable for internal audit score and closure of outstanding gaps identified on action log, Operational and Mandated service standards, Contribute to individual and team performance requirements, Achieving 24hr turnaround time (deadlines) and maintaining world class service delivery with the 1st time right approach, Contribution and alignment to Residential work stream of Company in terms of best practice.
