Building Manager Vacancy, Century City, Cape Town. Company Name: Knightsbridge Body Corporate. Job Spec: Building Manager.

(Knightsbridge Apartments) Purpose: It is a requirement of this position that the building manager takes full responsibility for all building matters relating to Knightsbridge Century City to ensure that the building is maintained in pristine condition, this includes liaising with owners, residents, service providers & contractors. The role also includes taking care of all the general office administration and day-to-day operations. The building manager will report to Knightsbridge Trustees.

Responsibilities & Duties Daily Duties: Reply to all emails received from Owners / Tenants / Trustees etc. Handle petty cash transactions & maintain petty cash register. Update completed tasks on task List. Update maintenance planning. Implement and manage a planned maintenance schedule. inspections of buildings and identification of problem areas. Quality control of completed maintenance tasks. Obtain quotations and update quotation register. Issue trustee's quotes in table form. Maintain warranty schedule. Manage any ad hoc repairs and maintenance as required. Follow up on outstanding approvals. Management of contractors. Management of security and cleaning contractors and procedures. Manage gardening and maintenance team. Enforce conduct and general building rules. Be available by phone after hours (at any hour) in case of emergency. Demonstrate responsible management of budgetary resources. All other ad hoc tasks and responsibilities as assigned by trustees.

Monthly Duties: Ensure all monthly safety and maintenance tasks are completed. Meetings with service providers and provide feedback to trustees. Attend Trustee meetings and provide a property update report, which must include maintenance, gardening, and any other matters necessary. Recording of minutes (if necessary). Website management. Newsletter.

Yearly Duties: Ensure compliance with statutory regulations with regards to Health and Safety and Fire Compliance. Ensure all yearly safety and maintenance tasks are completed. Provide input to Budget Process. Attend Knightsbridge AGM and follow-up points.

Knowledge & Skills required: Building management experience, Reliable, Problems solving skills, Excellent written, verbal, and interpersonal skills. Computer literacy including Ms. Word, Excel, Outlook, Google Drive. Team schedule management. Fire and building regulations. Utility Interpretation. Cost-Conscious. Time management skills. Location: Century City Cape Town.
